The Opportunity

The As-Built BIM Lead will be responsible for creating, managing, and validating as-built 3D models, record drawings, and asset information for UK infrastructure projects ensuring full traceability between design, IFC and handover stages. The role will ensure that design changes, construction updates, surveys and red-line mark-ups are accurately reflected in the final digital deliverables, in line with project requirement and as UK client standards (e.g., HS2, National Highways), assurance processes and asset handover requirements. This position focuses on development of precise, auditable, handover-ready information as required by asset owners and operators.

Key Responsibilities

The key responsibilities include converting construction records such as redline mark-ups, site photos, RFIs, and surveys into accurate as-built models, while updating discipline models across civils, structures, MEP, rail, and utilities to reflect final installed conditions. This involves producing drawings and record models to UK client specifications and maintaining full traceability of approved changes. Responsibilities also cover integrating site data by reviewing contractor drawings, survey information, and point clouds, aligning scans to project coordinates, and tracking discrepancies between design, IFC, and as-built stages. Information management tasks require ensuring compliance with ISO 19650 standards, structuring data for COBie or client-specific requirements, and validating model attributes for asset registers and digital handover. Quality assurance includes auditing models for geometry, metadata, tolerances, and clashes, verifying updates against construction changes, and leading or participating in review workshops. Workflow management involves overseeing as-built processes within CDE platforms such as ProjectWise, ACC/BIM 360, and SharePoint, ensuring revision control and approvals, and maintaining trackers for changes and compliance. Finally, collaboration responsibilities include acting as the main as-built modelling contact for UK teams, coordinating multi-disciplinary reviews, interfacing between UK Assurance and India Handover teams, and mentoring India-based modellers in as-built workflows.

 

Is this role right for you?

We'd love to hear from you are:

Candidate holding a degree in Civil Engineering, Architecture, or a related field, with 8–10 years of experience including 2–4 years in as-built modelling or digital handover. They should have worked on large infrastructure projects such as rail, metro, highways, or utilities, and be familiar with change control and assurance workflows. Strong technical expertise is required in Civil 3D and Revit, with advantageous knowledge of OpenRoads, OpenRail, or OpenBuildings. Proficiency in point cloud processing tools (Recap, Leica Cyclone, Bentley Pointools) and coordination platforms like Navisworks or Solibri is essential, along with a solid understanding of ISO 19650 standards, handover workflows, asset data requirements, and COBie.

Desirable skills include experience delivering outputs for UK clients (HS2, Network Rail, National Highways), familiarity with digital survey methods such as laser scanning and photogrammetry, and knowledge of asset management systems and digital twin readiness. Automation skills using Dynamo or Python, experience with Bentley iTwin or similar ecosystems, and IFC-based interoperability are valuable. Key competencies include attention to detail, strong multidisciplinary integration knowledge, effective communication with construction and design teams, the ability to manage large volumes of mark-ups and survey inputs, and a structured, reliable approach to meeting strict handover deadlines.
